ZONING APPROVAL IS REQUIRED FOR ALL TEMPORARY HOME SALES OFFICES
Zoning approval is required for temporary home sales offices. This guide provides a step-by-step process to acquire zoning approval.

- STEP 1: Apply for Zoning Approval
To apply for zoning approval, you may apply online via ePortal or in-person.
To apply online, please visit ePortal. When you are logged into your ePortal account, go to "Apply", select "Plans", and select “Zoning Approval – Certificate of Zoning Approval.” Please follow the instructions on screen.
To apply in-person, please bring all necessary documents and check in at the Early Assistance Desk, Development Services Building, 5 County Complex Court, Prince William, VA 22192, to obtain a service ticket for Zoning Counter services. The Zoning Counter is open from 8:00 am to 4:00 pm, Monday through Friday. Tickets for zoning counter services stop at 2:00 pm to ensure all customers are served by close of business.
Please note:
- Pursuant to Section 32-300.07 of the Zoning Ordinance, a temporary home sales office for the sale of new homes within the development shall be permitted until all new homes in the development are sold.
- Temporary sales offices are located within a single-family dwelling.
- A temporary home sales office shall not be permitted in the A1, Agricultural Zoning District unless located in a legally platted subdivision containing ten or more lots.
- Post-zoning approval an occupancy permit application is required. For more information, contact the Building Development Division, find the Building Permit Application and current Building Development Fee Schedule. Other information may be required as determined by the Building Official.
- Temporary modular or mobile sales units shall be permitted only in accordance with the provisions of Section 32-210.12 of the Prince William County Zoning Ordinance and are processed by site plan approval by the Land Development Division. - STEP 2: Zoning Approval Requirements (What to bring)
- Provide a completed Zoning Application Form.
- Provide the issued building permit for the house that will contain the temporary home sales office.
- Provide a floor plan that includes the office location within the dwelling.

- A building release letter may be requested.
- Other information or documentation may be requested at the time of application.
- Review the Zoning Fee Schedule for the applicable processing fee and pay by credit card.
- STEP 3: Other Requirements that may apply
- A Special Power of Attorney Affidavit is required if the applicant is not the homeowner or a registered Prince William County contractor.
- If other home improvement projects have been completed on the property without prior zoning approval, review of those improvements may be required before issuance of new zoning approvals.
